UAD 3.6 FAQs:
| UAD 3.6 Question: | UAD 3.6 Answer |
|---|---|
| What Is UAD 3.6? | UAD stands for Uniform Appraisal Dataset. It is the standardized framework used to report property information for appraisals. UAD 3.6 updates that framework and introduces a redesigned Uniform Residential Appraisal Report (URAR). The new report uses a more flexible, dynamic structure designed to better capture property and market information. Instead of relying on multiple traditional appraisal forms for different property and inspection types, the new structure can adapt based on the specific appraisal assignment. |
| How is the new (URAR) Uniform Residential Appraisal Report different? | The URAR is dynamic rather than static. Sections automatically expand or contract based on the specific property type and scope of the assignment. Form numbers are no longer used. Instead, the property data drives the report, so lenders order appraisals based on the property and assignment characteristics rather than a specific form number. Other notable changes include: No more abbreviations; plain language is used throughout the report, much of the commentary that previously appeared in addenda is now integrated directly into the applicable sections of the report and the report is structured around the property and assignment rather than a specific appraisal form. |
| Which forms are being retired, and what replaces them? | Beginning November 2, 2026, all legacy UAD appraisal forms will no longer be accepted for new submissions to UCDP, including Forms 1004, 1073, 1025, 2055, 70, 465, and 442, along with hybrid and exterior-only variants. This also includes Form 1075 and the various condo, co-op, manufactured home, and exterior-only variants, including Form 1004C for Manufactured Homes. These legacy forms are being replaced by a single, dynamic Uniform Residential Appraisal Report (URAR). |
| Where do we find the appraiser’s explanations now? | The new URAR no longer includes a General Addendum. Instead, each section contains its own commentary fields, keeping explanations alongside the related data. For example, zoning information and related commentary appear together in the Site section, eliminating the need to search through a separate addendum. The report also includes dedicated areas for adjustment explanations and analysis. |
| Is the January 1, 2027 deadline based on the application date or submission date? | The deadline is based on the application date. |
| Is the new appraisal only applicable to Conventional and Non-QM financing? | For now, the January 1, 2027 UAD 3.6 requirement applies to Conventional and Non-QM loans. FHA has announced an optional broad production period for UAD 3.6, but no timeline has been released for a mandatory transition. Therefore, beginning October 15, 2026, we can accept either UAD 2.6 or UAD 3.6 appraisals for FHA loans. VA and USDA have not yet announced implementation dates for UAD 3.6. As a result, we will continue to follow the current appraisal requirements and will not accept UAD 3.6 appraisals for VA or USDA loans at this time. |
| What can you do to get ready? | Specify UAD 3.6 when ordering appraisals from your appraisers and the Pulse Portal. |
